Subject: Warren Green and 18 Court Street Development

Good afternoon, Mayor Nevill, (Council Bcc’d)

The County Board of Supervisors held a public hearing last night on the sale of the Warren Green building at 10 Hotel Street. The Board approved a letter of intent for the sale of the Warren Green building to an interested developer who would like to return the building to a hotel use. This same developer is also considering the Town owned property at 18 Court Street as part of this project. The proposed use of 10 Hotel Street includes approximately 25 hotel rooms, a membership club, and a restaurant. The Town owned building at 18 Court Street could be used as the club/restaurant part of the use.

The Town Council will be given a presentation by the developer during its’ March Work Session to describe the uses and to gauge your interest. The developer is asking if a Zoning Ordinance Text Amendment is possible to allow the approximately 25 room hotel, and club/lodge by-right in the CBD zoning district. If acceptable, staff can initiate the text amendment during the March regular meeting. Even if a zoning ordinance text amendment is acceptable and approved, the County/Town/Applicant will need to rezone both properties from PSP (current zoning district) to CBD. The CBD zoning district currently allows a hotel use, and club/lodge as Special Permit Uses.
